CONDITION:
~ACTUAL PICTURES LISTED~  Some surface scuffing on front and back, 30 pages of 4-pocket holders intact and in great condition (some never used), no rips, tears or damage, upper left corner of book minor separation tear but not to the side binding (see pic), snap closure is intact with no rips or tears and snaps closed tight and secure as intended.
